"IN THIS PROJECT WE COMBINE THE TRENDS IN LIVING: SUSTAINABILITY, TECHNOLOGICAL INTEGRATION AND THE PROMOTION OF PERSONAL WELLBEING, ADAPTING THE SPACE TO NEW LIFESTYLES AND FLEXIBLE WORK"

Eugenia Picella, architect of Urban Campus

The new ways of working and living demand living spaces that respond to all these needs for flexibility and multifunctionality. Urban Campus has developed in Ayora Valencia a coliving that combines 350m2 of common spaces and 41 private units to meet the demands of young professionals.

The project draws on the welcoming Mediterranean character and its luminosity, accompanied by a careful selection of materials. The sustainability and efficiency in the execution of this building obtained the "Very Good" recognition of the prestigious BREEAM certification.

If we take a closer look at the design of the flats, which have a kitchen, study and leisure area, we can see that the Finsa Flooring Finfloor Original Oak Glamour range has been used, "essential for providing that touch of warmth to the spaces that allows the colivers to feel at home", says Eugenia Picella, architect at Urban Campus. She adds that "its durability, easy installation and moderate maintenance" tipped the balance in favour of this technical wood product.

Fimaplast Oak Aurora Atlas and Superpan Plus Technical Matt Azul Ceylan were used for the kitchen fronts and the lounge island, which stand out for their high resistance to wear and tear and their decorative qualities.

What elements create a good living space? For Eugenia Picella, the answer lies in "the trends that were applied in this Urban Campus project: sustainability, technological integration and promotion of personal wellbeing, adapting the space to new lifestyles and flexible working".

He explains that the first thing to consider when tackling a coliving project is the correct optimisation of space by means of an appropriate distribution of the rooms (in the same studio), as well as the furniture. "After all, this is people's home, where more and more people are staying, and it is therefore important to offer them all the necessary uses in the right measure and proportion". Secondly, it contemplates "the correct choice of finishes and furniture in accordance with the Look&Feel, establishing a good balance between functionality and aesthetics".

In addition to the private flats, Picella highlights the common spaces, "vital in the development of the community that develops in Urban Campus, for which it is also relevant to assess their proportion and distribution of uses, their design, furnishing and decoration", he concludes.
